You Found a Property. What Should You Send First?

You do not need to build a perfect loan package before talking with us.

If you have a real Georgia investment opportunity, we would rather start with the basics and determine what needs to be verified next. Brey’s borrower workflow is built around reviewing the asset and the plan first, rather than forcing borrowers through unnecessary friction before a meaningful conversation can happen.

In many situations, the first conversation can begin with just four things:

1. Property address
2. Intended exit strategy
3. Target closing date
4. Current photos or video

Those four items usually tell us a lot.

1) Property Address

We begin with the property because the property creates context.

The address helps us understand:

  • where the property is located,

  • what nearby sales are doing,

  • what kind of neighborhood it is in,

  • and whether it fits the type of investment property we typically finance.

Brey Lending focuses on business-purpose real estate loans for investors, including fix-and-flip projects, bridge opportunities, and selected small-commercial properties. We are not focused on owner-occupied consumer mortgages.

2) Exit Strategy

The next thing we want to know is:

What are you planning to do with the property?

Are you going to:

  • renovate and sell,

  • renovate and hold,

  • use it as a bridge loan scenario,

  • or refinance into longer-term financing?

That question matters because the same property can look very different depending on the strategy. Brey’s underwriting consistently centers on the property, the borrower’s equity, and a clearly defined exit such as sale or refinance.

3) Target Closing Date

Timing matters.

A good opportunity may not stay available for long, so we want to understand the closing window early.

Brey Lending is positioned to move more directly than larger institutional lenders, but that does not mean skipping the important parts of the process. Title still has to be reviewed, required borrower funds need to be available, and the transaction still has to make sense.

4) Photos or Video

If the property is listed publicly, we may already be able to see some of the condition.

If it is off-market, photos and video become even more important.

For rehab opportunities, we want to understand the current condition of the:

  • kitchen,

  • bathrooms,

  • flooring,

  • walls and finishes,

  • exterior,

  • roof where visible,

  • HVAC if known,

  • and other major systems.

This helps us begin thinking through both the value and the scope of work.

Then We Look at the Numbers

Once we understand the basic opportunity, the next layer of review may include:

  • purchase price or current payoff,

  • estimated as-is value,

  • rehab scope and budget,

  • estimated ARV,

  • borrower contribution,

  • project timeline,

  • exit strategy,

  • and relevant borrower experience.

The purpose is not to overwhelm the borrower.

The purpose is to determine whether the structure makes sense.
