Fund and earn
Funds move through a title company or closing attorney at closing. Interest and repayment terms are set out in the loan documents for each loan.
What backs each loan
Every loan is backed by real property and reviewed before any capital is committed. These are the protections built into each one.
A first position lien
Each loan is secured by a first position security deed on a Georgia investment property, recorded at closing. If the borrower does not repay, the lender’s claim on the property comes ahead of later liens.
Borrower equity in the deal
Borrowers put their own cash into every project, and loans are sized against the property’s value. That cushion sits between the loan amount and what the property is worth.
A defined exit
Before funding, we review how the loan will be repaid, either through a sale or a refinance, and whether the timeline is realistic for the property and the market.
Renovation funds released in draws
When a loan includes rehab money, funds are released in stages as work is completed and verified, not all at once at closing.

Jim Gillespie reviews each deal personally, with local knowledge of 21 counties in and around Atlanta.
Title review and a professional closing
Every loan closes through a Georgia title company or closing attorney, so title is checked and funds move through a neutral third party. Our own lending attorney also reviews every transaction (see below).

The closing company handles the closing and settlement. Our lending attorney works on the lender’s side, focused on the loan documents and on protecting your interests as a capital partner.

Our standard: Brey Lending does not fund a loan without this review. Our attorney confirms the loan documents put our capital partners’ interests first and that title is clear before closing.

What is private lending with Brey Lending?
Private lending means your capital funds a short term loan to a real estate investor, and that loan is secured by the property. Brey Lending finds and underwrites the borrower, structures the loan, and coordinates the closing. You decide which loans to take part in.
How is my capital secured?
Each loan is secured by a first position security deed on a non-owner-occupied investment property in Georgia. Borrowers also have their own cash in the deal, and the loan is sized against the property’s value. Real estate secured loans still carry risk, including possible loss of principal.
Can I invest through my IRA or retirement account?
Often, yes. You will need a self-directed IRA or similar account with a custodian that allows private real estate loans. We work with your custodian on the paperwork needed to fund the loan from your account.
How and when am I paid?
Interest and repayment terms are set out in the documents for each loan. Principal is returned when the borrower repays, usually through a sale or refinance of the property.
How long is my money tied up?
Brey Lending makes short term loans, typically measured in months rather than years. The term of each loan is stated in its documents, and repayment can come sooner if the borrower sells or refinances early.
What happens if a borrower does not repay?
Brey Lending manages contact with the borrower and, if needed, enforcement of the security deed under Georgia law. Your rights and how proceeds are handled are set out in the loan documents. Recovery is not guaranteed, and timing and results can vary.
Do I have to manage anything?
No. Brey Lending handles underwriting, closing coordination, renovation draws, and loan servicing. Your role is to review each opportunity and decide whether to participate.
Can I reinvest when a loan pays off?
Yes, if you choose. When a loan is repaid, you can review a new opportunity and decide whether to fund it. Nothing is reinvested automatically.
Does an attorney review each loan?
Yes. Besides the title company or closing attorney that handles the closing, Brey Lending’s own lending attorney prepares and reviews the loan documents, reviews the title commitment and lender’s title insurance, and coordinates any fixes with the closing company. Brey Lending does not fund a loan without this review.
