How renovation funds work

If the loan includes renovation financing, the approved scope and budget are documented before closing. Funds are generally released in draws as work is completed and verified. The proposal and loan documents explain draw requirements, timing, and any fees.

What to send first

Send the property address, current condition photos, purchase price, requested loan amount, expected closing date (COE), exit strategy, expected loan duration, and borrower’s credit score. Include the renovation budget and scope for a fix and flip. If a figure is still an estimate, label it clearly.

Timing and terms

Our typical closing timeline is 3 to 5 days once documents and title are ready. Loan terms are generally 3 to 12 months. Interest, origination fees, closing costs, extension terms, and any minimum interest are quoted for the individual deal.
